1. What is a Real Estate Investment Trust (REIT)?

A REIT is a listed vehicle that allows investors to consolidate funds for the purpose of investing, generally in real estate and real estate related assets. Such real estate, depending on the mandate of a REIT, could be solely or a combination of industrial properties, business parks, retail malls and offices or other real estate assets.

2. How do I invest in ESR-REIT?

You can buy units in ESR-REIT, which is listed on the Stock Exchange of Singapore. For investors outside Singapore, please consult your local stockbroker who may deal in securities listed in Singapore.

3. Can I use my CPF to invest in ESR-REIT?

CPF members are allowed to invest up to 35% of the Investible Savings in their CPF ordinary account to purchase or where applicable, subscribe for new units in ESR-REIT. Please contact CPF Board to check on the latest regulations prior to making investment decisions.

4. Do I have to pay tax on the distributions?

Singapore and Foreign Individuals who hold ESR-REIT units as investment assets and not through a partnership will receive tax-free cash distributions.

5. What is the distribution frequency of ESR-REIT?

ESR-REIT reports its results and makes distributions on a semi-annual basis.

6. What is ESR-REIT’s financial period?

ESR-REIT’s annual financial period begins on 1 January and ends on 31 December.

9. Apart from acquisitions, how does ESR-REIT intend to grow its portfolio?

We intend to implement proactive measures to enhance the returns from the existing and future properties in ESR-REIT's portfolio. Such measures may include addition and alteration works, including work carried out for the purpose of expanding size and capacity, enhancing such properties' competitive strengths to optimise rentals and increase space efficiency to maintain the competitive positioning of such properties. We also intend to move towards self-management of properties and to deliver faster response time and better service quality to tenants.

10. What is the investment strategy used by the managers of ESR-REIT?

Our principal investment strategy is to invest in income-producing industrial assets. We aim to harness exclusive investment opportunities in the resilient asset class of industrial properties in Singapore to generate attractive and stable returns.
